Bellevue Queensland, a family-run developer in operation since 1988, has submitted plans for an irregular three-frontage conglomerate lot at 35 Swann Road and 5 Central Avenue in Taringa.
The group, which has earned a reputation for providing boutique residential developments, will build 20 apartments over a predominantly five-story building, with the exception of one unit, which is considered the sixth floor due to the sloping topography of the property.
Located in Coined, Sofia, the apartments will range in size from 106m² to 123m² with three bedrooms and two bathrooms.
Designed by Hayes Anderson Lynch Architects, the residences follow an open plan design throughout the living, kitchen and dining areas, created with a focus on adapting to local downsizing and families.
The building design is heavily modulated through the use and incorporation of large, cantilevered balconies, angled and curved walls, curved aluminum vertical members, beveled panel projections, and full-height window and door glazing.
With a light pastel palette, planter boxes on balconies with trailing greenery, tiered facades and a tiered roof shape help soften the built form and connect it to the local landscape.
A generous communal open space was designed on the roof, which offers both passive and active recreational opportunities. The crowning glory of Sofia will be a pool, BBQ facilities, dining table and lounge seating area. The area will be landscaped with raised plant beds along the facades of Swann Rd and Central Ave.
The residences are located in an urban inner city zone of Brisbane, less than 6 km south-west of Brisbane’s CBD. Residents are well served by nearby public transport, namely Taringa train station and bus stops along Swann Road and Moggill Road. Sofia is also in close proximity to a number of major shopping malls, city services, parks, universities and schools.
Bellevue has a number of other projects in the pipeline, including residences, Elba in the West End and Atlas in Lutwyche, due to open shortly, as well as Element Residences, an exclusive collection of full-floor apartments gracing one of the last remaining spaces along the East Brisbane waterfront consisting of five four bedroom residences and one five bedroom penthouse.
